We can dream a new dream

SmartCode and New Urbanism aren't all that new. The idea goes back to the America of the 1950s and '60s, when many of us walked to school (uphill, both ways, as the story goes). We needed only one car, because Dad walked to work. My grandparents lived in a spacious apartment over the newspaper office, what the New Urbanists call "live-work" mixed use. We kids walked to the movies, the skating rink or wherever we wanted to go.

The D'Iberville meeting was the start of the six-month process of creating a comprehensive plan with a mix of SmartCode and traditional zoning. Through the partnership of residents, city officials and professional planners, the hope is to build a pedestrian downtown that will transform D'Iberville. The city doesn't have a downtown, so they will create one, along with a variety of housing.

Although space abounds, downtown office rents still high

Manekin, a broker with Staubach. "Traditionally, landlords have lowered their rent to increase occupancy, and I don't see this time being any different."

For the fourth quarter of 2007, downtown rents increased about 14 cents, up about $1.33 from this time last year, according to Lutherville brokerage MacKenzie Commercial Real Estate Services LLC. Top tier, Class-A+ office space reached $27.14 per square foot, which is down about 12 cents from last year but up $1.31 from the same period last year.

Is retail real estate about to crash?

The stock of Boeing—the largest commercial aviation company—has held up comparatively well through the worst crisis in commercial aviation history. There is a good reason for this. While airlines seeking post-9/11 aid have had to pay a steep price for government-backed loan guarantees, Boeing is benefiting from what amounts to a stealth government bailout.

Boeing is both the world's largest commercial jet manufacturer and the second-largest U.S. defense contractor. But in the past few years the company has come to rely far more on the taxpayer-funded work. In 1999, when the company delivered 620 commercial planes, these jets accounted for two-thirds of Boeing's $58 billion in revenues. Military Aircraft and Missiles Systems, and Space and Communications—the two divisions now united as Integrated Defense Systems—accounted for the other third.

More foster kids caught in limbo

One thing most experts agree on is there are not enough counseling and treatment programs, good foster homes and families willing to adopt children from foster care. Without them, troubled children grow into troubled adults, said Family Court Chief Judge Chandlee Johnson Kuhn.

Countrywide Shares Gain Despite Q4 Loss

But, despite falling short of Wall Streets estimates, shares were up nearly 4 percent in early trading Tuesday.

Countrywide reported a loss of $422 million (or 79 cents per share) for the years final quarter, compared with a profit of $622 million, ($1.01) for the same period a year earlier. Analysts polled by Thomson Financial were expecting a loss of 30 cents per share.

Revenues for the Calabasas-based company were $1.2 billion, down 58 percent from $2.8 billion last year.

Countrywide stated it had aside $924 million for credit losses during the fourth quarter, compared with $73 million during the same time last year.

The quarterly results fell far short of Chairman Angelo Mozilos outlook last October, when he said the company would return to profitability in the fourth quarter after it posted a $1.2 billion loss in the previous quarter.

Why Is Florida God's Waiting Room?

Leading up to Tuesday's Republican primary in Florida, Sen. John McCain sucked up to the 65-and-older crowd at The Villages retirement community by decrying the cost of prescription drugs. Mitt Romney went after the same age bracket by attacking the Arizona senator's Medicare voting record. Senior citizens are a political force in the Sunshine State: 3 million of Florida's 18.7 million residents are seniors, the densest concentration of elderly folk in the country. How'd Florida get to be so full of old people?

Good weather, effective marketing, low taxes, and a herd mentality. In the first half of the 20th century, the concept of moving to warmer climes upon retirement didn't really exist—seniors generally lived with relatives to conserve funds. But the advent of Social Security payments in 1940, as well as the post-World War II economic boom, made it possible for grannies to live independently.

Kelly aide's wife a fed source

THE ESTRANGED wife of Councilman Jack Kelly's chief of staff, Chris Wright, is providing information to federal authorities investigating his activities, she told the Daily News this week.

Marcianne Wright says FBI agents last summer visited her three times at her home and once at the hospital where she works as a registered nurse, to ask questions about her husband.

The agents asked about her husband's relationship with Hardeep Chawla, who is a major campaign contributor to Kelly and who runs Sant Properties, one of the largest owners of commercial land in Northeast Philadelphia. The feds also wanted to know whether her husband had received any free tickets to sporting events and concerts.

Kelly and members of his staff also have been questioned by FBI agents, sources said.
