Orlando CNL unit scoops up 2 office buildings
With real-estate prices stable or falling and sellers shopping for buyers, CNL Commercial Real Estate in Orlando is on the hunt for multimillion-dollar deals. And it recently scored with two big ones. The company, one of seven independent business units founded and controlled by Orlando real-estate mogul James Seneff, bought a $4.5 million office property in Central Florida Research Park and a $32 million, 12-story office building on Harbour Island in Tampa's central business district. Both were acquired for "well below replacement cost," President Paul Ellis said Tuesday during an interview in the company's CNL Center II headquarters in downtown Orlando. More deals are in the works, he said, as the company looks to put its capital to work now that more bargains are cropping up.
Possible commercial real estate boom hinges on economy's strength
When it comes to commercial real estate, Orlando is among the 10 top markets in the country to watch in 2008, according to Sperry Van Ness, one of the nation's largest commercial real estate brokerages. In its 2008 forecast, the company notes that Orlando has "distinct dynamics that helped it rise into this elite class" of cities and regions that show "the greatest potential." Sperry, which recently opened an Orlando office, projects that industrial rents in the local market should rise an above-average 3.19 percent in 2008, to $5.18 per square foot a year, as vacancies continue to shrink. .

Jonas Brothers Poised for Superstardom
Though mainstream radio has been largely resistant to these acts, there are signs that the Jonas Bros. will break through with new single "When You Look Me in the Eyes," which is already receiving airplay on pop stations in New York and Los Angeles. "The only way to get onto pop radio is to make records with broad appeal. They have begun to do that," Greenberg says. "This is different from being big in Disney's proprietary media, where super-serving the core young audience is all that matters." Not that the Disney juggernaut will stop any time soon. In mid-June comes "Camp Rock," a Disney Channel movie which the network hopes will be the next "High School Musical." The next month, the band is due to release its third album: Joe says the topics are "girls, missing a girl on the road or liking someone or having fun on tour." Musically, Nick adds, "it's got more Elvis Costello-, Prince-type influences." The Disney assault continues with the brothers' own TV show, the taping of which has been temporarily thwarted by the writer's strike but is likely to start in the fall.

B'KLYN GETS APPLE, BARNEYS
Sources said the two retailers have been in ongoing discussions to locate to the new residential property The Edge in Williamsburg, which will have 75,000 feet of new retail. There are 1,350 residential condo units under construction planned for that property and as many as 2,500 coming within a two-block area, including two Toll Brothers projects. The Edge goes along Kent Avenue from North 5th Street to North 7th Street, right near where the funky shopping district along North 6th Street will eventually lead to the water taxi. The Livanos Restaurant Group - known for Oceana and Molyvos - is also negotiating for one of the spaces that sources said have asking rents from $60 to $100 a foot. Barneys is exploring opening a more than 9,000 foot co-op, while Apple's reps at Madison Retail Group have been spotted checking out a corner store of between 3,000 and 5,000 feet.
